The investment goal of the Fund is to maximize rental income and capital gains from the portfolio of residential Real Estate.

Each investment is carefully evaluated on a set of qualitative and quantitative criteria and is subject to independent appraisal. We will not try to buy a property we wouldn't be able to sell.

We apply opportunistic approach, striving to avoid overvalued real estate and instead focusing on finding the objects that will outperform the market over the investment period.

Our competitive edge comes from a deep knowledge of Cyprus Real Estate market, in general, and has been earned through years of involvement in managing the real estate portfolio on a daily basis.

We actively manage the Fund portfolio — we are searching for profitable deals selling existing properties and acquiring new ones with higher return potential.

Investment Approach

The property is evaluated based on two sets of criteria:
Qualitative criteria
  • Location of the property
  • Liquidity on rental market
  • Clean title
  • Price appreciation potential
Quantitative criteria
  • Gross rental yield in access of 6%
  • Costs per sqr. meter less than 3000 euro
  • Age of the building less than 30 years
  • Secondary market (i.e. no VAT)
The property should add diversification to the portfolio in terms of location, size, age of the building, etc.

Independent appraiser performs valuation of the property. If the price is at or below estimated value the advisor recommends to the manager to purchase the property. The advisor may recommend selling the property if it does not satisfy the criteria or there is an attractive offer. The advisor may recommend opportunistic deals to the manager.

Sample Portfolio

We have been privately managing our portfolio of properties in Cyprus for several years. Over the past year, the value of our portfolio has grown by 12%, and generated rental income was about 4.2% per annum*.

The typical property in our portfolio is a two-bedroom apartment, bought on the secondary market and located in Limassol with market value of € 150,000 — € 300,000. This type of properties is in high demand and provides the highest rental income.

We managed to realize the occupancy rate for our portfolio of properties at an incredible 98%.
